What to Know Before You Buy a Shed

Almost every shed you see on a lot in this part of Indiana was built in a shop and hauled out on a trailer, which is why the price is what it is. A prebuilt shed arrives finished and level in an afternoon. The limit is the road: anything much past fourteen feet wide gets difficult to move, and a tight driveway, a low wire, or a soft yard can rule out delivery entirely. Above that size, or on a site a trailer cannot reach, a builder puts the building up on your ground instead, which costs more and takes longer.

Common sizes run 8 by 10 and 10 by 12 for yard and garden storage, 12 by 16 up to 12 by 24 for mowers, ATVs, and workshop space, and 14 by 28 or larger for anything you intend to park in. Construction is usually treated skids under a wood floor, framed walls, and either painted LP siding or board and batten, with a steel or shingle roof. Ask about the floor: a two by six floor system on twelve inch centers will hold a riding mower and a loaded workbench in a way a lighter floor will not.

The site matters more than most buyers expect. A shed needs to sit level on something that drains, which in practice means a bed of compacted gravel a little larger than the building, or a set of blocks the builder levels on delivery. Set a wood floor directly on grass and you will be replacing the floor in a decade. Most counties do not require a permit for a small accessory building on an agricultural or residential lot, but many towns do above a certain square footage, and setback rules from the property line apply either way, so it is worth one phone call to the county before you order.

What to Ask Before You Call

Have these answers ready and the first phone call will get you a number instead of a callback.

What is going in it
A mower and hand tools is a different shed from a side by side and a workbench, mostly in door width and floor strength.
How will a trailer get to the spot
Width of the gate and drive, overhead wires and branches, and whether the ground is firm enough for a truck. This decides prebuilt versus built on site.
Is the ground level, and does it drain
If not, ask whether the builder does the gravel pad or whether you are arranging it before delivery.
How wide does the door need to be
Measure the widest thing going in. Double doors and a ramp are cheap when ordered and expensive to add later.
Have you checked setbacks with the county or town
One call, and it can save moving a finished building off a property line.
